Dubai’s public parking operator, Parkin, has announced a variable parking fee system, set to take effect from April 2025. The initiative aims to manage parking demand, reduce traffic congestion, and encourage efficient use of parking spaces in high-demand areas.
The dynamic pricing model will introduce different rates based on peak and off-peak hours, ensuring fair distribution of parking availability across the city.
How Will the New Variable Parking Fees Work?
Peak and Off-Peak Pricing
- Peak Hours: 8:00 AM – 10:00 AM | 4:00 PM – 8:00 PM
- Off-Peak Hours: 10:00 AM – 4:00 PM | 8:00 PM – 10:00 PM
During peak hours, parking fees will be higher to discourage long-term occupancy in busy zones, ensuring faster turnover and availability.
New Parking Rates Based on Location
Premium Zones (High-Demand Areas)
- Peak Hour Rate: AED 6 per hour
- Off-Peak Rate: AED 4 per hour
Areas affected:
- Business Bay
- Dubai Marina
- Downtown Dubai
- Sheikh Zayed Road
Standard Zones (Other Areas in Dubai)
- Fixed Rate: AED 4 per hour (No variation in pricing)
Free Parking Periods Remain Unchanged
Motorists will still be able to park for free during certain hours:
- Overnight Parking: Free from 10:00 PM – 8:00 AM
- Sundays & Public Holidays: Free parking across all zones
